Place Better Residents
The most important management decision often happens before move-in. Consistent screening. Verify what matters. Do not rush a bad lease to fill a vacancy.
We take care of leasing, rent, repairs, and empty units — the day-to-day that keeps your property from becoming a headache. Multifamily is our main work on Chicago’s South Side, including 2-flats, 3-flats, and small apartment buildings. We also manage single-family homes and short stays here and in nearby south suburbs.
How we manage · Management or renovation, one conversation.
We’ve managed our own South Side buildings for years — buying, fixing, leasing, and running them ourselves.
We’re opening that same care to outside owners. We know what it feels like to carry the mortgage and pay for repairs. That’s the standard we bring to your property.
Property management gets expensive when small problems are allowed to become large ones. Early action, disciplined operations, and practical repair decisions. That is the work.

Late rent becomes a larger problem when nobody acts. We communicate early, document thoroughly, and follow the process.
Construction experience is the difference between repair, replace, stabilize, monitor, and capital. We do not inflate scope because a contractor prefers replacement.
Clear expectations and consistent enforcement create better properties. Issues get handled professionally instead of compounding.
Vacant apartments do not produce income. Getting a unit ready to rent is sequenced with leasing so a unit does not sit on one missed trade.
Owners should know what is happening. Straightforward communication, documentation, and visibility into decisions and costs.
Early communication on delinquency, then a defined process. Resolve issues before balances, legal costs, and owner exposure grow.
Diagnose the actual problem, evaluate bids, and control scope. Repair what should be repaired. Replace what is truly justified.
Getting a unit ready to rent is coordinated with leasing so units do not sit because one decision got lost in the process.
We flag developing issues and help owners distinguish ordinary maintenance from capital that needs a plan.
We take resident selection seriously, verify the information that matters, and apply consistent screening standards. Speed matters. Not more than a sound leasing decision.
Screening criteria are established in advance and applied consistently in accordance with applicable federal, state, and local fair housing and tenant-screening laws.
Occupancy, collections, resident quality, repairs, turnover cost, and capital are one system. We manage the tradeoffs, not a stack of tickets. 2–4 flats & small multifamily.
Lease units efficiently without lowering standards simply to fill a vacancy.
Evaluate repair scope, vendor pricing, and replacement with an owner’s eye.
One leak or one delayed turnover can move the economics of the entire property. We manage accordingly.
Multifamily is the center of gravity. We also manage single-family homes and short-term rentals. Same discipline: occupancy, collections, maintenance, turnovers. Short stays are a smaller part of what we do. Mid-term stays (about one to six months) often fit better when an owner needs that. This is not a public listings board.
Depth matters. A scattered house or a short-term unit still has to cash flow, and the owner still has to sleep.
If you need to buy, sell, or look at an investment, that work runs through Real Estate Growth Partners. Construction and renovation run through REGP Construction.
A lot of our owners come through agent referrals. We do not compete with those agents for listings or buyers — management is the job. We will sign a non-compete if that helps.

In Chicago, full-service management fees are commonly in the 6–10% of rent range, then sized to how hard the building is to manage. We’re competitive in that structure — and the difference is we are also owners, making the same repair, leasing, and capital calls on our own assets. Tell us about the property and we’ll talk through fit and fee in plain English. No single published rate for every building. What fees usually cover.
