Management fees

What the management fee covers — and what to ask about

Owners stare at the percentage. The better question is what’s inside it, and what isn’t.

In Chicago, full-service management fees commonly sit in the 6–10% of rent market range, then sized to how hard the building is to run. That’s a market frame — not a single published rate for every building. We’ll talk fit and fee in plain English after we hear about your property.

Usually included

  • Leasing coordination and renewals
  • Consistent screening and lease paperwork
  • Rent collection and delinquency follow-up
