Hyde Park often fits mid-term occupancy (students, traveling nurses, one to six months) better than short-stay guests. We still take short-term when an owner needs it, with the same collections and turnover discipline.
Courtyard buildings, older mechanicals, and shared systems need scope control. Repair, replace, stabilize, or monitor — one bad bid can erase a month of NOI.
